Should You Sell Before You Buy?

Here’s Our Advice

One of the most common questions we’re asked by clients is whether they should put their property on the market before they start looking for their next home.

This question often comes up when someone has already spotted a property they love and is keen to arrange a viewing — or even make an offer. While that excitement is completely understandable, timing is everything when it comes to moving home.

Our Go-To Advice: Be Ready to Proceed

Our consistent advice is to make sure you are in a processable position before actively looking for your next property. In simple terms, this means having your own property on the market (or sold subject to contract) so you’re ready to move forward if you find “the one”.

Why does this matter? Because in most cases, sellers are unlikely to accept an offer from a buyer who isn’t yet in a position to proceed. Even if they love your offer, uncertainty can push them towards a buyer who is more prepared. Many sellers will not even allow a viewing from a buyer not able to proceed.  Unfortunately, this can mean missing out on your dream home simply because you weren’t quite ready.

“But What If I Sell Too Quickly?”

A common concern we hear is: “What if I find a buyer for my property before I’ve found my next one?”

This worry is completely natural, but the good news is that this situation is not only normal, it’s how the property market works.  This is exactly how property chains are built, from the bottom up. Once you have a buyer in place, you’re in a much stronger position to make offers, negotiate, and move confidently when the right property comes along.

Stronger Position, Less Stress

Being prepared doesn’t mean rushing into a decision. It means giving yourself the best possible chance of success. When you’re ready to proceed, you:

Are taken more seriously by sellers and agents

Reduce the risk of disappointment

Can act quickly when the right opportunity arises

You will likely have more time than you think to find your next property!
